For maybe the first occasion, the department of town and country planning (DTCP) has submitted a proposal to develop Sohna’s 35 and 36 sectors, totaling almost 530 acres, as well as the sector-dividing highways through land pooling.

After then, it’s likely that a thorough survey will be conducted. The goal of the idea is to create a fair and transparent process for pooling land from consenting landowners. Rather than using forced acquisition, the goal is to buy land in an inclusive manner, with landowners eager to part with their land and become development partners.

Landowners who agree to join in the land pooling procedure will notify the department, according to the plan. “A portion of the developed land will be returned to the landowner after development.” Owners will receive developed land in the next community if infrastructure development, such as roads, is required,” said an official.

According to the district town planner (planning) Sanjay Kumar, this is the first time the department has sought to construct two sectors in Gurgaon under the initiative. In Punjab and Gujarat, many projects have been established as a result of the policy. However, Kumar claims that the program has never been adequately implemented in Haryana.

He claimed that because the land is expensive mostly around Gurgaon, farmers and landlords who donate their land will get reimbursed with developed land.

The amount of developed area would be computed per square yard, benefiting landowners even more.
As per the Sohna master plan, the area is divided into 36 sectors, with 17 of them being residential.

The government is significant in the development projects in sectors 81 to 115, Farukhnagar, and other locations, according to estate officer (1) HSVP Vikas Dhanda.
