Checks on 15 tall buildings are on hold because some builders haven’t paid for the second round of inspections. These tests ensure the quality and safety of the constructions.

Officials have been reminding builders for six months to pay the required fee for inspections. The district administration and town planning department are waiting for the payments.

If they don’t pay up, a committee led by Gurgaon’s deputy commissioner may step in and take necessary action, following the rules,” explained Manish Yadav, the district town planner in charge of enforcement.

After a tragic incident where five floors collapsed at Chintels Paradiso, resulting in the loss of two lives in February last year, audits were mandated. Following complaints from about 50 residential societies, the district administration focused on specific apartment complexes that might require safety checks.

In the initial round, 15 neighborhoods underwent a visual check. Now, in the second phase of the inspection, non-destructive tests are being conducted to ensure the quality and standards of the construction.

Out of the 15 buildings, three have finished the second round of checks so far. Two reports have been sent to DTCP, while one is still in progress.

The builders of eight communities—Raheja Vedanta in Sector 108, Park Place, Raheja Atharva in Sector 109, Paras Irene, Peaceful Homes in Sector 70A, Spaze Privy in Sector 72, Central Park Bellevue in Sector 48, and Tulip Ivory Apartments—have not yet paid the required fee.

“Antriksh Society in Sector 84 has paid the fee, but the testing is still ongoing. Brisk Lumbini in Sector 109 completed the tests, and the report is with the department. Tests for Mapsko Royal and Mapsko Paradise in Sector 82 are done, and the reports have been submitted. The funds for M3M Woodshire in Sector 107 and Mapsko Casabella in Sector 82 are deposited, but the testing process is still pending,” explained Yadav.

“RWAs and developers of Signature Global Solera in Sector 107 plan to conduct their tests, but they haven’t started yet. At Mahindra Aura in Sector 110A, they are conducting tests independently, but the report has not been submitted to the department,” explained the district town planner.

These tests will help audit agencies decide whether the 15 communities are safe for residents. If any apartment complex is found unsafe, they will suggest necessary actions, which could include repairs, maintenance, or other measures to ensure safety.
