A great deal to the delight of plot owners in Gurgaon, Haryana, HUDA elevated some distance in Gurgaon in 2019. The FAR multiplied in Gurgaon, Haryana in September 2019 with the aid of the Haryana Shahari Vikas Pradhikaran (HSVP), previously the Haryana City Development Authority (HUDA). On receiving many guidelines from the residents of Haryana, modifications have been made by way of the Department of Town & Country Planning (DTP). Those modifications are relevant in the private Colonies & Haryana Urban Development Authority (HUDA) Sectors. This is now a part of the Haryana building by legal guidelines as properly.
After the revised 2016 Haryana construction via legal guidelines, extra ways turned into allowed on plots upon the price of costs as approved with the aid of the authorities. This available FAR was again multiplied in September 2019.
What is FAR?
FAR stands for Floor Area Ratio. It is a measure used in urban planning and zoning to determine the ratio of a building’s total floor area to the size of the plot of land upon which it is built. The formula for calculating FAR is:
FAR = Total covered area of all floors x 100/ Plot area
FAR is used to control the density of development, ensuring that buildings are appropriately scaled for their surroundings and to manage the impact on infrastructure and the environment. Higher FAR values indicate more intensive use of the land, typically seen in urban areas, while lower FAR values are common in suburban and rural areas.
How to Calculate FAR in Gurgaon, Haryana
To understand the calculations as per the new FAR, let us take an example of a 250 Sq Yd plot. The total FAR is a sum of Max Free FAR+Max Purchasable FAR.
Convert 250 Sq Yd to Sq Mtr by multiplying it by 0.836 and the result is 209 Sq Mtr
For a 209 Sq Mtr plot in Gurgaon, the Free/Real FAR is 145 and the Purchasable FAR is 119. Hence the New Total FAR is 264.
FAR = (Total area of all floors * 100)/ Plot Area
Therefore, the total area of all floors = (FAR*Plot Area)/100
The total area of all floors for 250 Sq Yd (209 Sq Mtr) in Gurgaon = (264*209)/100 = 551.76 Sq Mtr
The total area of all floors in sq. ft. = 5939 Sq Ft
If you are planning to consume the full FAR of your plot in Gurgaon then according to the Gurgaon By-Laws, you can build a maximum of 4 floors. Therefore the per floor coverage area comes out to be 5939/4 = 1485 Sq Ft
New Increased FAR table in Gurugram, Haryana
The below table has been created by the new changes in FAR in Haryana.

In case of renovation of an existing house for CC has already been obtained is it necessary to get the revised plan sanctioned even if the FAR after renovation is within the sepcified limites?
hemant
on said
No, if your renovation work is under the specified limits than there is no need to revise the plan. If you have added more area into the existing land than only you have to revise the plan.
