An FIR has been lodged with the Economic Offence Wing (EoW) of the Delhi Police against Puri Construction, a prominent real estate company. The complaint, brought forward by a group of eight homebuyers, alleges that the company engaged in fraudulent practices to acquire their funds. Among the claims made, it is asserted that the developer falsely marketed apartments in an upscale project, ‘Emerald Bay,’ situated in Gurugram’s Sector 104. The complainants state that Puri Construction enticed them with enticing amenities and picturesque surroundings, but the reality upon inspection differed drastically.

According to the homebuyers, the company initially assured them of flats offering breathtaking views, only to discover that some units overlooked a functional crematorium. The discontented buyers assert that the promised luxurious facilities, akin to those found in a seven-star hotel, turned out to be mere illusions upon the project’s completion. Furthermore, they allege that essential amenities such as water supply, sanitation, and overall construction quality were severely lacking, rendering the flats uninhabitable even after a decade.
In response to the allegations, Puri Construction vehemently denies any wrongdoing, labeling the claims as baseless and driven by ulterior motives. The company points out that the project, certified for occupancy in 2018, currently houses over 350 families and adheres to all applicable legal requirements.
Builder Faces FIR for Alleged Manipulation of Building Plans and Encumbrances in High-End Project
The FIR filed in this matter outlines how the company allegedly manipulated the builder-buyer agreement (BBA) and significantly altered the original building plans after a considerable portion of the payment had been collected. The complainants argue that these changes were executed unilaterally and disadvantaged the buyers, ultimately leading to a delay in the project’s completion and reducing its overall size from the originally promised 17 acres to 11 acres.
The homebuyers further accuse Puri Construction of obtaining their signatures on blank documents during the documentation process and then misusing these signatures to fabricate consent for alterations in layout and building plans. These allegations, if substantiated, could point to a systematic effort to mislead and defraud buyers.
Puri Construction Denies Wrongdoing Amid Accusations of Misrepresentation and Unfulfilled Promises
The FIR also raises concerns about the collaboration between Puri Construction and other entities, asserting that the company lacked proper authorization to develop and market the project. These claims are met with counter arguments from the builder, which maintains that its subsidiary, Florentine Estates, and collaborator, Step Realty, were duly involved and authorized.
As the legal battle unfolds, the allegations against Puri Construction cast a shadow over the real estate industry’s practices, prompting a closer examination of consumer protection and ethical conduct within the sector.
