If all goes well, the central government will approve the Model Rent Act in the next one month. After the enactment of this law, both the tenant or the landlord are expected to stop the bullying.

According to the Secretary of Housing and Urban Affairs Durga Shankar Mishra, in the next one month, after the approval of the law, it will be sent to the states and union territories so that the states can enact laws in their states and implement it. Necessary laws are expected to be passed by the states in the next one year.

Secretary said that the current rent laws in various states have been made according to protect the interests of tenants. According to the 2011 census, 1.1 crore houses are lying vacant, because people are afraid to rent them. But now we will ensure that within one year every state makes necessary provisions to implement this model law.

He said, “We hope that after the enactment of this law, 60-80 percent of the vacant flats will come on the market. He said that real estate developers can convert their unsold houses into rented accommodation as well.

Let us tell you that in July 2019, the government had released the draft Model Rent Act, in which it was proposed that the landlords will have to give notice in writing three months before the rent is amended.

In this, it has been advocated to appoint District Collector as Rent Officer and to impose heavy penalty on tenants in case of more than time.
